Services and prices

PROSETI provides guest management services for holiday homes in the canton of Ticino. We do not carry out sales or real estate brokerage. All prices stated on this website are indicative values in Swiss francs (CHF); you receive the binding offer after the free initial consultation. The basis of the contract is always the individual offer.

Privacy policy

In short: we keep it minimal. This website uses no advertising, no tracking cookies and no cross-site profiling. Beyond what you tell us voluntarily, we do not collect personal data. This policy follows the Swiss Federal Act on Data Protection (FADP) and, for visitors from the EU and the EEA, the General Data Protection Regulation (GDPR).

2 · Contact form

When you submit the contact form, the details you enter (name, email address, optionally your telephone number, the location of the property and your message) are transmitted to our form service provider Basin, stored there temporarily and delivered to us by email. Basin is operated by Moonshot Ventures, Inc., 30060 Harris Rd, Abbotsford BC V4X 1V6, Canada. In the assessment of the Swiss Federal Council, Canada provides adequate data protection; the provider notes that data may also be accessible to staff and affiliated entities outside Canada. In addition to your entries, Basin processes technical data such as your IP address for spam prevention. Details in Basin's privacy policy.

We use your details exclusively to handle your enquiry and to prepare an offer for you. Legal basis: pre-contractual steps, respectively our legitimate interest in replying (art. 6 para. 1 lit. b and f GDPR; art. 31 FADP). The same applies if you write to us directly by email. We do not publish a telephone number.

3 · Hosting

This website is hosted with Cloudflare (Cloudflare, Inc., 101 Townsend St, San Francisco, CA 94107, USA; for users in the EEA: Cloudflare Germany GmbH). When the page is opened, Cloudflare processes technical connection data, including your IP address, the time of the request, the address accessed and your browser identifier, in order to deliver the page, protect it against attacks and serve it quickly through the global network. This is necessary for the secure operation of the website (legitimate interest; art. 6 para. 1 lit. f GDPR). The transfer to the USA is based on the EU standard contractual clauses and the EU-U.S. / Swiss-U.S. Data Privacy Framework, to which Cloudflare has subscribed. 4 · Audience measurement with Cloudflare Web Analytics

To measure our audience we use Cloudflare Web Analytics. The service works without cookies and without fingerprinting: it uses no identifiers that would make you recognisable across several websites or visits. Aggregated details are recorded, such as the page visited, the referring page, browser and device type, operating system, country of origin and loading times. Your IP address is used for processing but is not stored in the reports. We receive no personal data from this and cannot identify individual visitors.

The purpose is the statistical evaluation of which content is used, in order to improve the website. The legal basis is our legitimate interest in data-minimising audience measurement (art. 6 para. 1 lit. f GDPR; art. 31 FADP). Because no cookies and no comparable identifiers are set on your device, no consent is required, which is also why we do not show a cookie banner. 5 · No cookies, no tracking, no external fonts

We use no cookies and no advertising or cross-site tracking services. Your choice of language is stored exclusively locally in your browser's memory (localStorage) and never reaches us. All typefaces are system fonts and all images are held on our own web space: no fonts or images are loaded from Google, Unsplash or other third parties. No map from Google Maps or any other mapping service is embedded.

6 · Disclosure abroad

We disclose personal data only to the providers named above, and only as far as necessary for operating the website and handling your enquiry:

  • Cloudflare, USA / EEA: hosting, security, audience measurement
  • Basin (Moonshot Ventures, Inc.), Canada: contact form

We do not sell data and do not pass it on for advertising purposes.

7 · Retention and deletion

We keep enquiries submitted through the contact form for as long as necessary to handle them and to deal with any follow-up question, at most twelve months after the last contact. If a contract is concluded, the statutory retention periods apply (in Switzerland generally ten years for business records). Server logs at Cloudflare are deleted automatically according to the provider's periods.

8 · Your rights

Under the FADP and the GDPR you have the right of access, rectification, erasure, restriction of processing, data portability and objection to processing. Please write to info@proseti.ch. We reply free of charge and without undue delay. You may also contact a supervisory authority: in Switzerland the Federal Data Protection and Information Commissioner (FDPIC), in the EU and the EEA the data protection authority of your country of residence.

9 · No profiling, no automated decisions

We carry out no profiling and take no automated individual decisions with legal or similar effect. Your data is neither sold nor used for advertising.

10 · Guest data: processing on behalf of the owner

The preceding sections concern your visit to this website. This section concerns our service: when we look after an apartment, we process data about its guests. The owner who instructs us remains the controller; we act as a processor within the meaning of art. 9 FADP (art. 28 GDPR). The basis is the offer together with our general terms and conditions.

Processed are the guests' names and contact details, arrival and departure dates, the number and age of guests, the messages from the booking platform, and the details required for the official registration, such as nationality and identity document data. We receive the data from the owner or through read access to the owner's platform account, for example as a co-host. We do not set up that access ourselves and only view the bookings of the apartment we look after.

The purposes are guest communication, check-in, coordination of cleaning and linen, guest registration and the visitor's tax under the rules of the canton of Ticino, and documenting the condition of the apartment after every stay. Registration and visitor's tax are a statutory obligation; the details go to the competent municipality or the canton. To cleaning companies and laundries we pass on only what is necessary for the assignment, as a rule the time and the scope, not the identity of the guests.

The data remains in Switzerland, apart from the booking platform, which the owner selected and through which the communication runs. We keep it for as long as necessary for operations and settlement; the statutory retention periods apply to registrations and the visitor's tax. After that we delete it.

Guests who wish to request access, rectification or erasure should contact the owner as the controller. If such a request reaches us, we forward it without delay and support the owner in answering it. The owner remains obliged to inform their guests about the processing; we provide the details required for that.

Legal notices

Independence

PROSETI is an independent service provider and has no connection with Airbnb, Booking.com, Vrbo, Tripadvisor or other booking platforms. We are neither sales partners nor representatives of those companies. All brands and logos mentioned are the property of their respective owners and are used purely descriptively, to name the channels we look after.

Scope of our services

We provide operational services around short-term rental. Activities requiring a permit, as well as trade, electrical and plumbing work, are awarded to licensed partner businesses and merely coordinated by us. We do not broker rental or purchase agreements and provide no legal, tax or financial advice. The owner remains responsible for permits, insurance and the tax treatment of the income.

Information on this website

Prices stated are non-binding indicative values in Swiss francs, plus any value added tax; the individual offer always governs. Statements about response times and availability describe our usual operations and are not warranted deadlines. Property names, chat conversations and interfaces shown on this website are illustrative examples and do not depict real properties or guests.

Swiss law applies. Our general terms and conditions apply in addition to the contractual relationship.

Language versions

This page is available in German, Italian and English. The translations serve comprehension and make the information under art. 19 FADP accessible to guests and owners who do not read German. In the event of discrepancies or questions of interpretation, the German version is binding.
